SNOQUALMIE – The second phase of Snoqualmie Ridge (SR II) is slowly taking shape as preliminary plats were recently submitted to the city.
David Dorothy, vice president of the Snoqualmie Ridge project for Quadrant Homes, said the developer intends to start construction of roads, sewer and water lines in the north and south plats of SR II this spring with January 2006 as the target date for home sales and construction.
SR II Development LLC is a joint venture that will develop 736 acres and up to 2,150 homes in the second phase of Quadrant’s Snoqualmie Ridge planned community. Quadrant Homes is the managing member of the partnership. SR II Partners LLC, a division of the Murray Franklyn Cos., is the other partner. The $65-million transaction closed Dec. 23.
“[SR II] will look a lot like Phase I; the same type of density, the same types of homes,” Dorothy said. “Our intention is to have the same feel as Phase I.”
Phase II, however, won’t include a business park since the Phase I business park is only 30 percent developed. There will also be no golf course in SR II.
Dorothy said a wide variety of builders and home styles will be made available to future home buyers at Snoqualmie Ridge. A mix of single-family homes and multi-family homes will include houses, apartments, condos and townhouses available to various income levels.
“Fifteen percent of all units in SR II will be sold to people earning 80 percent below the median income for Snoqualmie residents,” Dorothy said.
SR II will have it’s own parks and trails, including two neighborhood parks spanning more than 5 acres each and a community park similar in size to the one in the first phase. A variety of soft and hard trails will link up with those in SR I.
Looking ahead to further expansion, Quadrant has its eye on a 40-acre site to the north and a 20-acre site to the south owned by Snoqualmie Valley Pubic Schools. The school district has been keeping the plots for the construction of a possible future high school and middle school and will continue to hold onto those sites unless Quadrant scouts a more desirable area for the district to build. However, both Dorothy and Snoqualmie Valley School District Superintendent Rich McCullough have said there’s no deal currently in the works.
A public hearing on the north and south plats of SR II will take place at a City Council meeting in mid-February. A specific date and time is forthcoming, Quadrant said.
